Construction, Development and Operation of Waterford Lakes and Orange City Locations Will Create Approximately 600+/- Jobs in Central Florida
Orlando, FL – CERTUS Senior Living (CERTUS) has completed the purchase of the sites of their first two Central Florida residential communities serving residents with Alzheimer’s Disease and dementia. Located in Waterford Lakes and Orange City respectively, the 64-‐unit/64-‐bed facilities will each consist of four distinct “neighborhoods” surrounding a “town center” style central common area within a single-‐story, 42,000 +/-‐ square foot building.
Research conducted by CERTUS indicates that the need for residential memory care facilities in these areas is significant. Florida is in the top three states in number of Alzheimer’s Disease sufferers, and this number is forecast to grow exponentially by 2025.
Site plans for the Waterford Lakes location are currently under review with Orange County Planning and Development, with an expected delivery date of Spring 2017. The construction and development phase is expected to create 245 temporary jobs, and upon completion, the creation of 60 permanent jobs will be necessary to manage and operate the facility.
The five-‐acre location was selected for several reasons. Accessibility via SR 408 and SR 417 enables access to all areas of Orlando. Healthcare is available through AdventHealth East Orlando Hospital’s campus, offering excellence in specialties related to eldercare.
Part of the AdventHealth Network, AdventHealth East Orlando Hospital is located less than four minutes from the community. The primarily residential area of the Waterford Lakes community offers access to ample shopping and services. The community will be located at 11017 Lake Underhill Road.
The Orange City location, the second of five planned CERTUS memory care facilities in Central Florida, is in the planning phase, with an anticipated delivery date of (Summer 2017). Like its sister location in Waterford Lakes, more than 300 combined temporary and permanent jobs are anticipated to be created throughout the construction, development and operation of the community.
Orange City’s Volusia County location was the ideal choice for CERTUS’ second Central Florida facility. Located at (address), it is less than a mile to hospital, shopping, etc.

As Developer and Operator, CERTUS is committed to the long-‐term success of each of its communities through purposeful design and highly trained and caring staff. CERTUS will retain control of each community and its operations under a long term Master Lease.
